Yucaipa sits east of Redlands at the foot of the San Bernardino Mountains, at about 2,600 feet. Its name comes from the Serrano word for “green valley,” and it lives up to it: open hillsides, regional parks, and the Oak Glen apple orchards just up the road. It’s a city of about 55,000 that blends small-town community with newer neighborhoods, larger lots, and room to breathe.

Why people love living in Yucaipa
Yucaipa gives you rural quiet with suburban convenience. Mornings can start with a hike in Wildwood Canyon State Park and end with dinner in Uptown Yucaipa, the city’s walkable center along Yucaipa Boulevard, home to a performing arts center that opened in 2019.
Yucaipa Regional Park is the local favorite, with fishing lakes, picnic areas, camping, and a summer water play area. In fall, families head up to Oak Glen for apple picking, cider, and pie. Festivals and farmers markets round out a calendar that keeps neighbors connected.
Yucaipa neighborhoods
Chapman Heights. A newer master-planned area in the southern foothills, with modern homes, valley views, and its own elementary school.
North Bench. Established neighborhoods on the city’s north side, many with larger lots, mature trees, and mountain views close to Wildwood Canyon.
Uptown Yucaipa. The central district around Yucaipa Boulevard, with older homes, shops, restaurants, and the performing arts center within reach.
Oak Glen foothills. Rural acreage and custom homes on the road to apple country, for buyers who want land and privacy.
Green valley to growing city
The Serrano people lived in this valley for thousands of years and gave it the name Yukaipa’t. In 1842, Diego Sepúlveda built the Yucaipa Adobe, believed to be the oldest house in San Bernardino County and now California Historical Landmark #528.
Farming shaped the next century. The Parrish family planted their Oak Glen orchard in 1876, starting the apple tradition that still draws visitors every fall. As farms gave way to neighborhoods, Yucaipa incorporated as a city on November 27, 1989.
What buyers should know in Yucaipa
Review fire hazard disclosures. Foothill and canyon neighborhoods often fall in fire hazard zones. Get insurance quotes early in escrow.
Check HOA and Mello-Roos in newer areas. Planned communities like Chapman Heights may carry HOA dues or special taxes. Look at the full property tax bill.
Ask about septic and water on rural lots. Larger and rural properties may use septic systems. Confirm service and inspect during escrow.
Know the school district. Yucaipa homes are served by Yucaipa-Calimesa Joint Unified, not Redlands Unified. Confirm schools by address.
