North Redlands is the part of the city north of I-10, where Redlands first began as the farming settlement of Lugonia. Today it’s the city’s most varied area for housing: older homes on former grove land, mid-century neighborhoods, newer subdivisions, and townhome and apartment communities. Quick access to I-10, the 210, and everyday shopping makes it a favorite with commuters and first-time buyers.

North Redlands is practical and everyday. Streets are flatter and more of a grid than the hillsides to the south, and neighborhoods range from established blocks with mature trees to newer communities with HOA amenities. Big-box stores and chain restaurants at Citrus Plaza cover most errands, and downtown Redlands is a few minutes south.
Commuting is the big draw. I-10 runs along the area’s southern edge and the 210 is close by, so drives to San Bernardino, Loma Linda, Riverside, and the Ontario airport are easier than from the hills. Esri and the Arrow train’s downtown and Esri stations are also a short drive away.
Long before the city of Redlands existed, settlers arrived in the area that became Lugonia, starting with Barry Roberts in 1869 and the Craw and Glover families a year later. The name came from adding a syllable to Lugo, the family that originally owned the San Bernardino land grant.
Lugonia grew on citrus. By 1885, five to six thousand orange trees had been planted, and when the fruit became more than the market could take, residents E.G. Judson and Frank E. Brown built a fruit dryer and incorporated the Lugonia Packing Company. When Redlands incorporated in 1888, it absorbed Lugonia along with several other early communities. The name lives on in Lugonia Avenue and Lugonia Elementary.
North Redlands has the widest range of housing in the city. You’ll find modest older homes, mid-century single-story tracts, newer two-story subdivisions, and a growing number of townhome and apartment communities. For many buyers it’s the most approachable entry point into a Redlands address.
