South Redlands is the established residential heart of the city, stretching south from the downtown core toward the hills. It’s known for tree-lined streets, a deep mix of homes from 1900s grove houses to 1930s Spanish revivals and mid-century ranches, and the historic Redlands Country Club. Downtown, the University of Redlands, and Esri are all a short drive or bike ride away.

South Redlands feels settled. Streets are lined with mature oaks, palms, and camphor trees, front yards are deep, and many neighbors have been here for decades. It’s the part of Redlands people picture when they think of the city’s nickname, the City of Beautiful Homes.
Daily life depends on how far south you live. Blocks closest to downtown are an easy walk or bike ride to State Street and Smiley Park. Farther south, streets get quieter and lots get bigger, and you’ll drive for errands. Either way, downtown, I-10, and Redlands Community Hospital are minutes away.
This guide covers South Redlands as a whole. For the hillside streets around the old Cañon Crest Park, see the Smiley Heights guide, and for the historic blocks around Smiley Park, see the Downtown & Historic Core guide.
Much of South Redlands was citrus country in the late 1800s. Growers built homes near their groves, and avenues like Olive Avenue became lined with substantial houses. One example is the 1901 W.T. Bill House at 409 West Olive, built for an orange grower and later restored from apartments back to a single-family home.
As the groves gave way, each era left its mark. Spanish and Mediterranean revival homes went up in the 1920s and 1930s, and mid-century ranch homes filled in the postwar decades. That layering is why two houses on the same block in South Redlands can be fifty years apart.
Buyers here can find almost every era of Redlands architecture in one area: Victorian-era and early 1900s homes near Olive Avenue, 1920s and 1930s Spanish revivals with tile roofs and arched windows, single-story mid-century ranches on cul-de-sacs, and some larger properties toward the southern edge.

An established neighborhood with mature trees, a home with character, a bigger yard, and quick access to downtown.
A brand-new build, low-maintenance landscaping, HOA amenities like a community pool, or full walkability for daily errands.
I’m Leo Dominguez, a Redlands REALTOR® with Len Group Redlands at Keller Williams, and I teach at the University of Redlands. South Redlands is so varied that two homes a block apart can price very differently, so I look at the house, the street, and the era, not just the zip code. My background in digital marketing means sellers get listings that tell the home’s story, and buyers get help finding the right fit before it’s gone.
South Redlands generally refers to the residential area south of the downtown core and I-10, extending toward the hills. Boundaries are informal, and the area includes neighborhoods like Smiley Heights.
It depends on the block. Streets nearest downtown are an easy walk to State Street and Smiley Park; farther south, most errands mean a short drive.
A wide mix: early-1900s homes, 1920s and 1930s Spanish revivals, mid-century ranch homes, and some larger properties toward the hills.
No. Redlands Country Club is a private, member-owned club, so living nearby doesn’t include access. Contact the club about membership.
